Top gap too large

Hi there I recently discovered Pagebuilder and it's great but I can't eliminate the gap between the Virtual Theme header and the bogy of the page built in Pagebuilder. Za/2186-2.php Could anyone point me in the right direction please.
Too much space around rows
There just seems to be so much blank space around each of the rows etc and everything looks horribly blocky. I've seen I can improve this by changing the layout settings on each row but its getting pretty fraustrating changing…
