I would like to display an informative content merely on the page builder live editor mode. Is there any PHP conditional check I can use?

    Yes, but in a semi-indirect manner. You need to check for the siteorigin_panels_live_editor query in the URL. So something like this:

    if( !empty( $_GET['siteorigin_panels_live_editor'] ) ) {    // Live Editor is active, run relevant code here}
